On the Slope and by the Sea

A Small Multi-Family Building in Ražanac

The challenge was a steeply sloped terrain that had to accommodate three residential units with separate entrances, parking spaces, and an outdoor area with a swimspa jacuzzi.

With a slope of nearly 20%, the building doesn’t resist the topography but embraces it: its entrances and terraces cascade downwards, following the natural incline and opening toward the southwest — toward sunlight and sea views.

The building contains three residential units, each with its own outdoor entrance. The ground-floor apartments are mirror images: entry is via small terraces overlooking olive trees, leading into compact living areas, which then open to larger terraces with integrated jacuzzis and social zones. The boundary wall is designed to protect privacy while simultaneously directing the view toward the sea.

The upper-floor apartment was designed according to key feng shui principles:
the space opens to the south and the sea, the entrance zone is buffered by a wardrobe block, and the central living area is airy and clear. A bench and plant at the entrance guide energy flow, while the elements of wood, stone, fire, and water are balanced through materiality, orientation, and light. The bathroom is recessed, the laundry is hidden, and the bedroom is calm and grounded — with one conscious compromise that doesn’t disrupt the overall harmony.

Special attention was also given to two canine housemates: a dedicated dog room was integrated into the apartment, along with outdoor areas designed for their rest, supervision, and movement.

The building was designed with a focus on simple construction and long-term sustainable use. The load-bearing system consists of prefabricated IsoSpan wood-concrete elements with integrated thermal insulation. The built-in jacuzzi, flush with the terrace level, replaces the traditional pool and allows year-round use – without the need for complex pool infrastructure.
